Grab a shovel and propane torch to thaw the ground if necessary. Not sure how hands on you are or want to be but its a relativity easy fix to DIY. Watch some Youtube videos and see if its something you think you want to try to tackle. This way would probably be under $1000 and a long weekend of hassle.

Its not the tree streets, but close to those areas. I own another 10 unit down the street though and the area isn't too bad really. I have a mix of section 8 and regular cash tenants. Cashflow is super solid because it was so cheap at only 12,500 per unit. 

12,500 per unit! Good stuff

I totally agree with you on the JV talk. I would be interested in taking less of a slice to actually make something happen.
