You will want to avoid any business-purpose loans such as DSCR. Have you considered a vacation home loan? I don't have experience with these but would expect the lending requirements to be pretty stringent in terms of LTV an DTI.

Alot of house hackers don't look at the cashflow like you would on a normal investment property. The goal is to pay less to live there than you would compared to renting or buying SFR. A lot is based on appreciation and buying down the mortgage. To find a good househack, it would cash-flow after you move out but this is not a requirement from some.

How does Awning pull the Monthly Rent amount? If this manually entered by the listing agent or an aggregate of comps in the area?

Man, $35k in holding costs/fee/commissions. How long did the rehab take?

I do give my tenants a small commission for getting a lease after they leave and have had good luck. I only have one regular handyman in the area I got to with 95% of issues. When they go in for a maintenance request, they will look around the property for me to see what condition it is in.

Did you speak to their landlord before the most recent? Some landlords will tell a great story to get out of a bad tenant.
