Hello everyone!

Hi Samuel! Sorry for the late response. Many things have happened since that last post! I’ve actually started my own design + build firm here in LA! At the same time, there’s nothing better than designing and building for yourself! We have two projects of our own going on in LA and in Pasadena CA. 

I think having experience in architecture, understanding how the building department works and having a construction team is huge for real estate development. 

Also, my wife is an interior designer and my father in law is a general contractor. So, that definitely helps! Lol

My first deal came from the group I used to work for. They had a couple extra deals that they couldn’t handle and they wholesaled it to me. 

Building those relationships is key!

I studied architecture at CUNY. I worked for a large firm in Irvine and then decided to jump into real estate for financial freedom! 

I am currently an in-house architect for a real estate developer and have 1 flip under my belt. 

So many good things lined up and our first flip profit was over 200k. 

LA is hard for beginners but I’m glad to be a part of a team that can guide me and help me analyze deals. 

I feel that the architectural background has been key! Being able to create architectural features in the spaces and understanding design is what I feel helped us achieve such a good outcome in a 6 month flip.

You’re going to have to check in with your local building department. Since the state ordinance doesn’t tell the local municipality how much to charge once you go above the 750 sq ft, each city has their own formula that they follow.

If you are trying to build (2) units at 1200 sq ft, they’re definitely going to try and get you with the impact fees.

I have drawn up plans for 2 bedroom 1 bath units at 750 sq ft.. but if you need the 1200, I’m sure the fees will be pretty high :-/

Hey bud, just saw this message and by now you probably built your ADU's lol

Overall, yes, you are allowed to build multiple ADU's in multifamily zones. You must meet all required setbacks, and you won't be able to build taller than 16' overall unit height. This means that your adu will have to be single story. This makes it harder to achieve multiple ADU's in smaller spaces.

Converting the garage like others have mentioned, will not be allowed as a JADU.. if you are zoned multifamily though, then you can have the detached adu and convert the garage.

One way around the JADU Can also be, to make an addition to the main residence, and once you have your CoO, you convert that space into the JADU.

Hi Antoine, I am able to do ground up projects as long as they are residential and not commercial (under 4 units), but I am also open to the idea of flipping for faster turn arounds. Are you a builder or flipper?

Hi all,

I am currently working in the architecture field (not a licensed architect yet) at a very well known residential firm. I have experience with ground up construction and every step of the process as well as renovations. 

My father in law is a contractor and my wife is an interior designer. 

I'm looking to partner up with an investor who has knowledge in acquisitions and making the numbers work since this is where I have little to no experience.

Time and consistency is key, but there are ways to help it improve, although it might have less of an effect than other key factors. Tell her to bring her credit card balances below 35% of her line of credit, make all payments on time! Tell her to avoid credit inquiries. There are many factors to increasing credit score but these should help little by little.
