Are both apps designed for someone who wants to manage one unit?

I have been looking into RGV area recently. After talking to an agent, it sounds like quality tenants are hard to come by in the area. Or they don't look at credit scores AS MUCH when evaluating an applicant. Is this true? I would love to hear from someone who has properties in RGV.

@Anthony Thompson Thanks for your reply. Many neighborhoods' prices skyrocketed since covid. I'm looking for positive cash flow, generally speaking, but I also am only dipping my toe. I'd love to hear your thoughts on Smith Hill, West End, and some lower-priced neighborhoods.
