Welcome to BP Community @LaSean Smith.   BP is a great platform in sharing RE information from numerous professionals (like myself) to the DIY personal investors.  Living in the great Seattle-Metro area residential and commercial projects are so desirable and hard to come by with everyone wanting to take advantage of our regions hot market.  One, thing that I keep hearing from clients working commercial projects in the areas you mentioned (Seattle - Tacoma) are the following: 

  • meeting scheduled dates due to poor vendors
  • competition in finding quality vendors/contractors/GC/etc. 
  • losing your current contractors to other projects over paying to just keep labor. 
  • Labor cost increased, which in turn will change your ROI.

In these times here having a nice size contact list with various vendors in different fields help to keep projects on task and even then there are no guarantee's.  Having a team a major key in succeeding.   

When you have time I would be more then happy to meet up over coffee and share what I'm currently doing (mainly residential) and working into buy & hold investments.

Welcome to BP @Nils Stewart and you've picked one of the best REI platforms out there. Everyone here is more than supoortive but also action oriented w/ their RE goals.

As a broker this is platform is a great area to share and gain new info. I'm not that well informed about the E. Coast but here in WA our RE market is very active (as you know). The level of competition here has increased in western WA. Looking at multi-family in King Cty is difficult and financing will effect your ROI. Pierce Cty & Snohomish Cty, will push your dollar much farther and prprty taxes will be at a lower rate than King Cty.

Lastly, when looking at potential investment as a new investor, I would keep it simple and create a budget based on actual cost instead of hypotheticals.  Markets Chang and multi-family prpty are financed differently than single-family.  

Keep learning and I'm here to share as well as work investor deals.

@Rob Terpilowski - Welcome to the forums in BP and Congrats on taking the plunge.   This new adventure can be as stressful as you make or rewarding as can be.   As you know it takes time and a team to make the goals a reality. 

Meeting other member online in a variety of backgrounds is a great resource.  I'm a new member myself but with prior property management experience a license broker as of this year.  Beside working with clients, constantly interacting with our industry insiders helps to keep me current.  

A great recommendation for investors and meeting other like minded people is a Brokerage called Caliber Real Estate.   They focus on working with investors and guiding them down the path to properly scouting and securing an investment properties throughout the greater western Washington.  Typically, they have investor meeting on Thursday evenings at their Bellevue office or newly opened Tacoma office.

Hi @Carolina Torres.  Welcome to BP and as a member this platform creates great connections, information, networking and allows for great brain storming sessions.  Living in Seattle, WA has given me a great understanding of our market and as you know know I'm not far from Vancouver, BC myself.  Our housing markets are very similar and highly competitive in all aspect of real estate.   In a recent article about housing Seattle, Portland & San Fran had to highest increase in rent increase over this past month.   

If you have questions or would like to meet up sometime in Seattle, I would be more than happy to set up a coffee date.

@John Banks - Great story and step-by-step on some of your scouting & rehab process.  

I'm NEW to investing and my goal is to do the same like many of us.  Will you us an agent when you list it? If so how you choose one?

@Nabil - Thx for the response and I did sit down and create a list of questions as I interviewed with a few different offices last week.  Training/Edu/Supportive office and fair compensation package would be ideal but I can wish.

I plan on stopping KW (Seattle, WA) this week to see what they have to offer.  I'll know my new home by the end of the month.

I look forward to learning and sharing with others in the BP community.

After listening to a couple Bigger Pockets Podcast, I've become hooked and like the open source of a variety of Real Estate information being shared. I'm a new member and look forward to learning and sharing information.

I'm a newly licensed Broker in Seattle, WA (State) and I want to focus on Residential Sales/New Development. I do have future goals of working on commercial development & transaction but for now this a solid entry for me.

Any Advice on joining a supportive Brokerage office?

What are honest Agent commission splits for NEW brokers?

Any advice is much appreciated.
