I bought my first property with Conquest Realty back in October in Little Rock. No major issues so far. I didn't know much about real estate at the time, so I used it to get my feet wet and have learned tons since then. If I could go back, I would rather buy a distressed property. I am in Southern California, and I should have just waited until I moved to Texas this summer. But everything is going well with my property in Little Rock.

Does Idan have a BP account? Where did you meet him? Also, did he connect you with local portfolio lenders?

Asset>Liability, this property would become a liability. I would recommend to sell it and put that money into a performing asset. Cash flow will make you financially free, a property you have to pour money into will not. Also, the opportunity cost of the money held in this property could is working against you.

My advice to you: Listen to EVERY SINGLE BP PODCAST!! I started with the first one in September and I'm literally listening Ep 259 right now, there is A LOT of great information and they give you a great foundation to build upon. Right now I only own 1 SFR, but am working on house hacking my next property.

@Nik Moushon I would've assumed you would need some type of specialty license, but its crazy that you don't. I see that there are a lot of niches that I haven't put much thought into. Thank you for that!

@Jim Adrian I'm a single man, with no kids, who just spent 4 years as Marine Corps Officer, with little to nosleep. I'm up for the challenge! I do not want to go into flipping full time, I was just going to get into it if I needed the money. After doing some more research, I'm just going to stay in buy and holds while pursuing architecture.

Gentleman, I appreciate your responses and all of the input. That is great REAL information, that would have been hard to find elsewhere. I was interested in architecture before thinking about implementing it in my real estate business. I'm fine with it being the 8-5 job, I feel like there is a lot of opportunity out there, especially out of the country. I was in the UAE this year, and looking at all of the development out there sparked my interest. 

I want real estate to be passive, so my niche is buy and hold. I was only going to be doing flips as an additional source of income, but since being an architect is more time intensive than I thought, it doesn't effect my plan at all. I think being apart of building buildings like the Burj Khalifa, JW Mariott Marquis in Dubai, and the Burj Al Arab Jumeirah would be amazing. I know I'm getting a little ahead of myself, but I was just wondering if an architecture was really valued by RE investors. You guys have answered my question and then some. I appreciate you all!! And @Nik Moushon, I will definitely read that book! Thanks!!

Congrats! Did you inherit tenants or did you buy the duplex vacant? How much do you plan to rent out the other half for?

I am getting out if the Marine Corps this summer. As a result of my service, I have the ability to use the Post 9/11 G.I. bill to go to school for free. I love things that are free, so I decided to apply to a Masters of Architecture program. I am a new investor with one SFR, and my ultimate goal in RE is to buy and hold multifamily apartments.

I plan to use an architecture degree in my business, using the BRRRR strategy or fliping houses if the opportunity presents itself. Having a real estate and architecture license can save me a lot of money in the beginning. I know it is hard to find competent and efficient property managers and contractors, and these individuals can make or break an investor and an individual deal. I am curious to know how hard (or easy) it is to find a competent and efficient architect? And is the value of a good architect equivalent to a good property manager or contractor (if that makes sense)?

I assume this question is more relevant to flippers and developers. But I would appreciate anyone's thoughts or input.
