@Hadar Orkibi Its a 3 bed, 2 bath, ~1500sqft. Purchased for $127,750. It was turnkey so it has a brand new roof, HVAC, floor, appliances, kitchen, bathroom, etc etc. We are looking for a tenant right now, but the rent will be $1,100. It doesn't meet the 1% rule, but it still cash flows, and I'm fine with that.

@Nicole Hoss That strategy makes sense! I may have to look at that in the future when my portfolio grows. I know Little Rock in particular is an up and coming area, not sure about Arkansas as a whole. I also know a lot of people who have invested in the Little Rock area and everything seems to be working well for them right now.

Purchase Price: 127,000 

Invested: 25,500

Don't have a tenant yet, but the lowest rent I accounted for is $1,100

Should cash flow at least $100 (worst case scenario and really conservative), haven't confirmed the property manager's rate yet
