Just wondering if you get a chance to tour the other rentals in your immediately area for the comparison of yours.

Since this is your first, I will suggest to know the competition & then decide on the price. Also check days on market on the comparable. With both of these, you will have a idea of the market.

Tax deed is more superior lien than most lien in GA as stated except state, IRS, city or county. I do not know about HOA( But if your spread is big enough, I do not see it as major issue).

You have to wait one year before barring the right of redemption. you get additional 10% the second year while in the process of barment. The owner still has approximately 45 days to redeem at this stage. After that they lost the right.

You still has to clear title if you want to sell to a home owner, otherwise they can not get title insurance & financing. If you use it for yourself, you do not need to clear title.

I have not work with PIP before, but I did inquire & check into their list of secondary liens list last year. The list of properties they provided were in no ways of being a profitable investment lien, so I pass.

took Marketing in College(76), start out with major retail firm for 4 years.

Use seller financing , getting into restaurant business(79) for the past 35 years.

Again use seller financing to buy my first house(81)( no bank will loan to me based on my time in business & self-employed at that time.)

Bought my first commercial property(87) .RE broker for 12 years(89-01).

get into US market (2011).

@Kevin Polite , I see you have a tricky one.

Are each one of them on their own lease. If they are, I do not see why you can't.

if they are on one lease, you best is to consult with your attorney.

Hi, this is my 2 cents.

Some investors may

1) going after depreciation more than yield.

2) buy & hold for LAND value.

3) control of ownership on that area for future developement

It is my understanding that you have to wait for one year before you can send out the barment, it takes 45 days until the tax deed is barred provided no one redeems.

So 1 year & 45 days is the minimum & then you have to clear title.

Which county is your property at. I will suggest to check if the PM has filed the eviction with court. It does takes time to evict.

Go to county court case inquiry, go for the name search( I hoped you have at least the tenants name). If you find it, then you have the case# & you will know what stage the eviction are at?

If you can not find it; then means something fishy there. May be just do as @Rick Baggenstoss suggested, bite the bullet & move on with a new PM.
