@Yixiong Pan HOA liens can be tricky, sometimes HOA will post liens at time before foreclosure, which isn't at time of tax auction.

@Yixiong Pan Chantham county is where Savannah locates. Expect the properties bid up close to retail(70- 80%). Also with the population growing due to foreign plants opening shop there. competition can be very fierce & properties left for auction is minimal. Most will paid off before auction.

check out which county is your property at, then find the magistrate court for small claims under $15K in GA. Filing is $60 and can served by Marshall's department for $50 each party. Statue of limitation; I believed is 4 years. If you are out of state or county, much easier to handle by a lawyer. Good luck.

Make sure you have boots on the ground before your first investment. First step, do your research, check out & decide which area you want to invest. Second step, spend time visiting the area you are interested, reach out and make connection to property management company and/or agents. Third step, decide what kind of strategy you want & can apply to your chosen properties & locations. It is not an investment that you can do it passively until you are established. I am long distance investors as well.

Most insurance company will not insure GA tax deed properties. In reality the previous owner or creditors still have redemption rights.If you do find one, the cost may be very high.

@Judy Chiu If I am in your shoes, once I received first police or any city ordinance violation , I will first contacting the property management department to ask them to contact tenants to solve the issues. If they repeat more than once. I will ask the management company to terminate the lease. In your post, it appeared that your property management is part of the issue of not being able to communicate or work on your behalf. I will start looking for a new property manager.

keep spending money asking lawyers to solve the issue will eat all your profits away and cannot solve the bottom of the issue.
