@Wendy Louis You mentioned that your are going to pay the property tax in August. Why?

The only time you want to pay the property tax is when you are ready to bid & win at the August auction.

Otherwise you are wasting your money & make an voluntary donation to the first owner. From what I see from the recent auctions I visited, be prepare to have 50% capital or more on the value of the property, in order to win the bid. Too many MOM & POP bidders in your county.

If your intention is just to rent for 1-2 years, then just pay rent & do Nothing.

@Wendy Louis Assuming the second owner starts the barment process after one year. And  the first owner does not redeem his rights during the barment process. After these barment process is successfully completed. The second owner have the right to do the eviction, unless he/she wants you to stay as a tenant.

@Wendy Louis your landlord are legally to ask you to pay rent during the redemption period in GA. Otherwise you may face eviction notice.

@Dan Veld Gather all your facts & figures ready on file. Get in touch with lawyer immmediately & report incidence to the commission board if they refuse to respond.

The sooner you get this resolve, the easier & better for your situation. If they do owe many other property owners. They may simply close or declare bankruptcy.

No need. You can either purchase it under your name or company.

@Cortney Jones echoing on @Ned Carey fire incidence on tax lien. I did happen to go through one with  a lien in NJ. It was a small utility lien & I had paid additional 2 years tax on top, which amounts close to $11K. One month before foreclosing( Oct 2015), fire broke out & damaged half of the building . 18 months passed by after that, even though someone had numerous intentions to repay the lien, no action was taken. It was finally repaid last year. I got 11% for my investment after expenses. In this case, either the land market value is higher than $14.8K(redemption amount) or the owner insurance kicks in & repair the building, thus the Building value is much higher than the redemption amount. So I get paid.
