We subscribed to RentRedi because they are listed on BiggerPockets. We stuck with them for a painful year using their clunky system. Then we started slowly moving our tenants over to another software and canceled RentRedi last month. A couple of days ago, they took an automatic payment from one of our tenants! After we canceled. They forced me to subscribe so I could go “fix it.” So I had to pay the subscription fee. Our tenants rent did not get deposited into our account. Yet, RentRedi took that full rent out of OUR checking account. I feel like they stole over $2000 from us, and acted on our authority with our tenants after we canceled. Plus, since I had to resubscribe, all of our tenants started getting late notices. Personally, I don’t see how they can continue ongoing billing or anything after we cancel. I shouldn’t have to go in and individually delete every tenant and every account just because I want to cancel. When I cancel, I cancel. I’ll be checking today to see whether what they did was something for our attorney or for law enforcement, but I have never seen a company act so irresponsibly.

The 5 Waves of the Commercial Lender Experience (for Investors):

1️⃣ Initial Overview: you discover a lender and get the initial terms of their loan programs.

2️⃣ Submit Application and Docs: use the lender’s application, Track Record form, and submit other info they ask for (usually copy of drivers license, social security number, [if for a business: company EIN letter, company operating agreements], tax returns, etc)

3️⃣ Follow Up to Keep Up: commercial lenders will ask for a lot more, and terms may change along the way. Follow up on EVERYTHING and be quick to respond. A 1-day delay on your part could mean a much greater delay for the loan! Submit payment for the appraisal, answer random questions, you may be asked for Closing Statements and company documents for properties listed on your Track Record, and submit proofs of leases and payments on rentals, if you’re getting a loan for a rental

4️⃣ Finalize and Review: Just when you think you got everything in, there will likely be more. Keep your chin up and get it done! Carefully review Everything!

5️⃣ Close and Organize!! When you get the preliminary closing docs, check every line and compare with your expectation. Be sure any errors are corrected on the Closing Statement, if needed. After closing, put the SIGNED Closing Statement in a digital folder where you keep all closing documents. You’ll need them later for your next loan! Also add this to your Track Record list.

We often hear that who we spend our time with matters. Now that we have so many “virtual” meetings, it’s easier than ever to inject time with inspiring people into our lives.

Have you heard “show me your friends and I’ll show you your future”? Or “You’re the average of the 5 people you spend your time with”?

What if that isn’t true? Would it surprise you to suggest that the people who influence you encompasses a greater circle?

Business school professor David Burkus wrote a book with research he did that that supports it (I’ll link his book in my comments - I’m not an affiliate, just fascinated).

I am reading and working my way through then ”to do” list in the The Best Ever Apartment Syndication Book.

On thing I had been pushing myself to create a market evaluation report on our city to share with investors and lenders and educate them about the incredible opportunities we have here.

I finally finished it and it is seeming to help them see what’s happening here.

Question - do lenders care to see market conditions of a community when underwriting a deal?
