Change the way you are marketing to potential buyers. 

If its a good deal you'll find buyers no doubt.

You dont need to add real estate agent commission because it's a FSBO.

Speak with the owner go and meet them if possible, and evaluate the property and run your own numbers: you'll need to know:

Purchase price-

Repair cost-

All the fees- application fee, appraisal, inspection etc 

Carrying cost- 

Real estate Agent commission- 

Etc always get an appraisal first to see how much properties in the area recently sold for.

Once you evaluate and have every expense over you'll know if this is a good profit for you. 

Also use the 70% rule to make sure you dont over pay for the property. 

I'm currently looking for new ways to locate cash buyers/ investors to add to my list of investors I'm birddogging for.

Hey Adam, welcome I'm 17 years old also.

- You can find a list of books here on BP, the ones i'm reading and have read and recommend to you are. 1) Rich dad poor dad for teens, 2) rich dad poor dad, 3) think and grow rich 4) buy books on the strategy you'll be focusing on. I'll suggest that you create a cart on Amazon and add all the books you want! Find a job and buy them! Try to use your own money because you'll be more responsible and the best investment you can make is in yourself!

- the best course you can take of course is reading books, reading blogs, listening to podcast, and starting out bird dogging for investors! Always take notes!

I was wondering if anyone here know anything about birddoging, I was speaking to a local investor in my area and because I'm 17 he suggest that I start out birddoging. 

could anyone here help me get started with actionable steps? Please.
