Make sure that you get all the numbers. What is he looking for  once you get that information then go back and do your research  before you give your offer.

You are correct about the market but I think you should keep your marketing going and put those clients on the list to call back because at some point once they realize they cannot have it both ways they will reach out to you if you have provided them with a good win win situation.

I think a motivated seller is someone who is in distress about their property and will do anything to get you to take it off there hands. If at all possible you would want to find out the following

1. The address so you can do your research

2. Why they are selling so that you can figure out how to best help them to achieve a win/win situation for yourself and the seller if you can.
