Prices  in SF are now dropping.  I'm buying new construction in Atlanta.

Hey Chad,

I am in the process of buying new construction.  2 in Buford and 1 in Suwanee.  James Park is helping me on these deals.  I'm cash flowing on all of them with a 20% down.  I like new construction because the builder has a 2 year warranty so therefore there isn't any maintenance the first 2 years.  Also new construction means no worries about roof or major capex.

Hey Jared,

Where did the funds come from to replace your working income?  Did the 11 unit deal make up for that or did you just have a lot of savings to live off of?  Please share.

I wonder if he's mentioning the supplemental home warranty services?  They usually run around $400 a year.  Covers issues like stuff breaking? My last turnkey guy provided this insurance for the first year.

good luck Nicole.  I'm in the process of buying property in Suwanee and Buford.  I'm concentrating on new construction.  I pay a premium but I don't have maintenance for years.  Hope its a good decision.

Congrats Elizabeth.  We have 6 properties spread out over 3 states.  We are on our way too.  Only reason I work is that I want to try and pay off the properties faster.   Also, thank your husband for his service.

Generally, yes it's 72 hour or 144 hour - benefit to the notices depend on you and your tenants.  If you have a tenant that just needs a reminder, 144 hour might be good.  I personally like 72 hour because it adds a sense of hurry and encourages everyone to act.  

The specifics also depend on the lease you use, make sure you always follow what is written.  

You might also want to check out tenanttech.com, they have all the forms from Multifamily NW which is the larger housing association in the area.
