Eviction question about 144 hr or 72 hr eviction notice
I live in Oregon. I am brand new, getting ready to screen my first tenants, which I plan to do thoroughly, the way you have all described! But I want to make sure I understand the process of eviction, and there is one piece that is not clear: If I were to need to evict for nonpayment, on the 5th day I could hang a 144 hr notice or on the 8th day I could hang a 3 day notice to evict? Is it one or the other? Is there a benefit to doing it one way versus another? And do I also have to send a copy by first class mail (Nail and mail)? If so, and you count three days for mail to be received, when is the first day I can file with the court? I want my tenants to understand that I will evict them, but that is hard to do if they understand their rights more than I understand mine! Thanks in advance!
