Thank you all.

The properties are in B- areas, in the suburbs, the comps there are between 66K$-80K$ for the last 8 properties have been sale there.

We have room to raise the rents with few 25-75$ each.

After calculating 10% for CapEx that put us on 53% total Expenses from income, High.

Great Question. i didn't know which # to calculate.

The oldest house built after 2004. they are at great condition. 10% is very high i think.

We also assuming that the expenses will be lower then 7.5%.

We about to close (currently in the due diligence) deal of 20 SFR at the Metro Atlanta.

We have a bank loan for this deal of 70% LTV.

Thanks, no doubt that multi family less expensive. But how do you calculate the risk of putting your "all eggs in one basket"?

Greetings all. If you have a complex of 20 units , and something goes wrong at this area so you are more exposed to risks then if you have one single family house there. How do you calculate this risk? Thanks , Yoni.

Greetings all. If someone knows well Griffin market and could give us some data about this market that will be great. Demographic , work places (where most of them work), developments etc. We currently checking the option to buy package of around 15 properties there and I would like to know what the members here knows about this market. What do you think is the ARV (for rent grade) for Solid Brick Craftsman on 1.4153 acres. 3 bedrooms, 2 baths approximately 1350 sqft. plus a full unfinished basement at this Area?
