Post: Closing from wholesaler

@Jacob Garcia no needs to get an agent involved, the wholesaler probably has a preferred title company (the one mentioned on the original PA with the seller), get in contact with them, and review the closing docs. 
If it's your first deal and you don't feel confident in your abilities, I'd recommend paying an attorney to review the closing docs. 

Ps: the process is actually simpler than with a realtor because you don't have all of that disclosure/compliance non-sence.

@Eloise Garcia I don't really see the value of giving away 15% to a "skip tracer", there are plenty of services out there costing no more than 10-18ct per skip... or you can hire someone for a very modest price on Upwork, definitely not worth any kind of split. 

Regarding the referral fee, if they are not licensed it has to be a flat rate as a "marketing fee" and not a % of commission/assignment. A simple way to explain it is: You pay per lead and not per deal closed. 

If they are wholesalers, you don't need to worry about a split as their assignment will already be included in the price.

@Monia S. this is actually great, there is less competition on LLC's owned properties because most wholesalers & investors are not willing to go the extra mile.
The skip tracing gonna cost you about 15-18ct per skip instead of 10-12ct for individuals but it's well worth it.

@Bryan Normal using a Delaware LLC as a buffer should make the trick. But the best option is to find a broker of record who understands wholesaling and work out a deal with him, it could be a monthly flat rate or a small processing fee per deal. You definitely don't want to go with any of the large national brokerages as they will bury you in compliances requirements.

@Victor U. Mbah Sounds like a plan, FB ads are cost-effective you can get started with a budget of $1500/month, Google is the best but you need a minimum of $3000/month and it can get very expensive depending on your market. You can also try less popular platforms like bing ads way cheaper than google but it works well with older generations. 

A small tip: don't target by zip code, the broader the area the best results you're gonna get. Ideally, target by counties or states.

Postcards is a long-term play, expect 6 to 12 months before you start to get some traction

@Eric Abel from my experience your driving for dollars list is always gonna be your best one because it's unique to you. Have you tried the dealmachine app?  But if you're looking to scale there are many services you call pull list from, listsource is a good one but my favorite is propstream and it has an added benefit, you can skip trace your list and even send postcards within the software.

@Victor U. Mbah My team had to convince me to spend some marketing dollars on bandit sign as I was very reluctant but surprisingly it still works! I have 3 sign placers putting them up on Friday night and we receive 15-20 leads per week, a lot of calls are from contractors or tire kickers but we still squeeze 1 to 2 deals per month out of those signs. 

But it's less than 5% of what we do, PPC, Cold calling, and postcards still bring the bulk of leads.
