@Adam Cole we got 3 deals in Pontiac this year out of a recent marketing campaign, we received a lot of interest from buyers, as a matter of fact, they were all gone within 24hours (but I guess it's mostly because of the current lack of inventory). 

The feedback I got from the buyers; a lot of similitude with the Detroit Market, mostly class C areas in the same price range but the tenant pool take better care of the houses (fewer maintenance expenses) and the city governance is a little bit easier to deal with than Detroit.

We are definitely planning on increasing our marketing efforts in Pontiac.

@Prashant Singh my advice would be to focus your search into the suburbs (Eastpointe, Warren, Dearborn, Taylor...) 

I know a lot of successful investors in Detroit but they are mostly locals and very "hands-on" on management. 
Wayne County is a great market for cash flow overall but I would avoid the pitfalls of investing in class C-D areas of Detroit if you're out of state.

Hi Everyone, I've been a BP member for quite some time but this is actually my first post. 

I'm a wholesaler in the Detroit area and I'm currently looking to expand to Memphis, Tennessee.

I already have a few deals in the pipeline and I'll be in Memphis with my team first week of May, I'm looking to connect with as many people as possible while I'm in town so do not hesitate to reach out if you're around and you want to network!
