Hi all. I live in Rockville, Maryland. My current rental lease of 4 years is about to expire in Sept 2022. The landlord is raising rent by 12-13% on us if we want to renew. Does anyone know if there are laws in Maryland that limits how much landlords are allowed raise the rent by?

I just want to clarify something: The biggest reason I want to evict them is not because they smoke weed, it's because they don't respect other people, including making excessive noise during quiet hours, even after repeated attempts to work things out. They also lie a lot.

Hi BP,

Background: I rented a SFH to Tenants A (upstairs unit) and Tenants B (downstairs unit). Shortly after the house was rented out, Tenants B called and said they have been consistently smelling weed and it will be a problem for them because they work for the government and take regular drug tests. They were also concerned with excessive noise very late at night. We got together with Tenants A and B and discussed these two issues and layed out a plan that everyone would work with. Unfortunately, after 2 months and more discussions, Tenants B said nothing changed and they wanted to move out.

What are the steps I will need to take to evict tenants who have been smoking marijuana and making excessive noise? The property is in Prince George's County, Maryland. Tenants A still never admitted any of this. Tenants B said they have evidence of everything, which I will be asking for.

Any help is greatly appreciated.

The tenants in questions and the tenants downstairs have discussed this for 2 month regarding smoking weed (which is illegal) and excessive noises. After two months of them continuing to do these things, the downstairs tenants gave up and moved out. At this point, I would like to remove them. 

I would like to know what are the legal steps I need to take. They refuse to admit they are doing these things and I persume I'll need evidence?

@Yi Zhao, does your lease prohibit smoking?  If so, issue a written warning calling their attention to the violation of the lease terms and let them know if it continues, they will be asked to leave.

What is the best way to perform a legal check? Don't we have to give the tenant 24 hours if we want to check out the house?

Also, the tenant doesn't want to call the police in hear of retaliation. The downstairs tenants are moving out. After they do, can I just call the police to do random checks on the upstairs unit?

I'm trying to evict them.

3. This can lead to other issues inside the unit why sacrifice a good tenant for a bad one.  Trust me you do not want to take a soft stand on this Take action enforce the lease . 

Talking it out is for loud walking , loud music or nuisance type complaints . If this is illegal and you have notice of the problem  you must document it and act . Good luck!

Hi BP,

I have a house in College Park, MD. It has a separate upstairs and downstairs unit. The tenants downstairs have complained of marijuana smell from upstairs several times already. At this point, the upstairs tenants are denying it (all kinds of excuses). 

I've tried several times getting them together and talking about it. Although the tenants are very nice about it, the downstairs tenants keep smelling it. 

I'm not sure what else I can do at this point. Any advice would be greatly appreciated!

Hi all,

I own a property in DC that I've rented out to someone for 2 years. We are on a month-to-month lease. They have been good tenants but I have an urgent need for the house and would like them to move out. Does anyone know what the best way to get them to move is?

Auction.com has been a waste of time for me. The reserved prices are usually high and even if I win, it gets relisted.
