Good points by everyone above. Two thoughts from my end: 1) If you plan on living there, I would choose where you would want to life over ROI any day of the week. Also, even though the cash on cash return won’t be as high as in PG, the value of the home might if you choose the right area. 2) From my experience, how good a tenant is is directly related to how good the management is. If you treat your tenants with care, the chances of having a good tenant is pretty high, even in not so good neighborhoods.

Hi all,

I have 4 investment properties that I manage myself and def plan to have more in the future but will take a while to them up. I currently manage the properties w/ Google Docs and Sheets but would like to find software. Being a tech person, I def appreciate the value of software. 

I saw the list BP posted here: https://www.biggerpockets.com/rei/online-property-...

I looked into Appfolio, which requires a min of 50 units. I also looked into Buildium, which costs $45 for 4 units, which is a bit too pricey for me right now.

Are there any software that's suitable for a beginner like me that only has 4 units?

I have 5 rentals but will increase dramatically this year. I'm looking for a web app, not necessarily a mobile app. Looking for as comprehensive a software as possible. 

Update: having features to keep investors updated on the numbers are very important for me.
