I’m beginning to have doubts about myself. I wonder if this business is something that I can do. What were some of the obstacles you overcame when wholesaling? I’m paralyzed and I’m overthinking everything.

Hi everyone!

I'll be calling 3 realtors today to hopefully work with me and give me information on some properties I found. My question is, should I reach out to the property owners first to see if they have motivation to sell (without yet having an offer for them) or should I work with the realtor to find the ARV of the homes even though I don't yet know what the repair costs are and therefore don't have a MAO?? I have missing information so I don't know which way to go first. Thanks for all of your help.

All I can say is wow!!! Thank you so much for taking your time to help explain my options. My parents’ house is actually paid off. They don’t have an intention to sell, but I wanted them to sell because I know that they will never get around to fixing the house and I just don’t want them to live in squalor for the rest of their lives. Like you said, I can get a contractor to see what the costs would be to fix the house. But I was also thinking that wholesaling might be a way out for them if they can get a fair “as-is” price.

Hi, I found some vacant “distressed” properties using the DealMachine app. I have contact information (phone number/email address) for the properties and I am considering cold calling before spending money on marketing. I’ve seen discussions on the forum where investors recommend having an offer before you call, but how do I know what to offer??

I found some similar homes in their neighborhood on Redfin.com. The first is a 4 bed/2 bath with similar square footage that sold recently for $360k, and the second is a 4 bed/2.5 bath with 2,466 sqft that sold for 435k. My parent’s house is 1,945 sqft according to Zillow.

Hi and happy Easter to all,

I have a personal situation that I need some advice on. My parents' home is worth approx. $429K on Zillow. However, my mother has completely devalued the home due to incomplete "DIY" construction projects all over the house that are shoddy and not to code. She also built an efficiency in the garage, a half "bathroom" in what used to be a closet and whole mess of other things. Should they cut their losses and sell it for cash through a wholesaler or try to fix it through a professional contractor? I feel as though the house has upwards of $80k in repairs, but I want to know what the cash offer would be in order to make an informed decision. What criteria do wholesalers consider when making an offer? How do I calculate the ARV? Keep in mind that I am interested in wholesaling and I want to help my parents out while possibly making my first wholesale deal as well. Thank you for your input.
