Was that both heating and A/C?

Yes heating and cooling for both floors. Bel Air brand. 

Try to do a cash for keys maybe that might work.

i would refresh the walkways add a portico and paint/veneer the contrete portion to give it a fresh look.

 we ended up doing two units for the two different floors for $13,700

I remember my real estate instructor talking about a case in Little Silver NJ where agent bought property for half market value from older couple under an LLC sold for double the purchase price got sued had to settle.

unfortunately i had similar issues with contractors so i secided to do my whole house almost 0 experience on my own. Not only did i save about $80k i also learned lot of new things. If i had any questions i would call my architect and ask for advice or look online. Only time i had trouble is when i called in subs for electric or hvac trying to screw me.

Hello,

So for my most recent project i have gutted the house down to the frames a 1600 sq foot colonial two floors called in a few HVAC companies to give me a price and i have prices ranging from $13,000 to $20,000 for a 4 ton 60,000 btu system with ductwork installation. The prices seem really high to me i had a similar size building done for $8500 about 4 years ago so i am confused on why the price is almost double now. Anyone have any recent experience on pricing and any recommended installers in North Jersey?

I have a new project starting off in Bergen County and im looking to expand a cape into a colonial and re do siding possibly brick front. Do you guys have any recommendations? Plans are all drawn up were analyzing candidates. I heard lot of good things about Hackensack Roofing and Carlson Brothers which i will be calling. Anyone else have any experience in Bergen County?
