Hi all. So, I just came across an 1880s construction SFR that seems like a gut rehab. The problem is there is an old oil tanker buried in the back yard that needs to be removed causing a possible environmental promblem. What am I really looking at here as far as cost and risk? Is it worth taking on with a ARV of $200,000? The asking price is $40k and it is a bank owned property.

@Dmitriy Fomichenko Thank you! I was looking for indicators of neglect such as; boarded windows,  notices on doors, unfinished construction. Pretty much everything that screams "I need help" or "I'm in over my head". This is the phase of creating my distressed property database.

no. I drove by saw a distressed property, pulled over and knocked.  Of course I didn't ask the owner if he was selling insted, I complimented the neighborhood and asked if he knew of anyone that might be thinking of selling.  His guard dropped automatically after that and suggested a different property.

Very successful day driving for dollars and door knocking.  Today was the first time I spoke to the tenants and owner of one property and the neighbors of another property.  I'm still shaking but it was awesome!
