The best tip I give to new investors is to go out there and analyze deals, every day for weeks. 

Once you feel an idea of what a really good deal is (since you have analyze hundreds of deals you will know), pull the trigger, don't hesitate, it won't last on the market.

You will learn so much from the first deal that it will break or make you (hopefully the latter.

Good job on the researching on your own, there is a ton of info in bigger pockets and out - that can guide you to some extend on the intricacy of Real Estate Investing. 

You will first have to choose a strategy and stick with it, This is vital if you want to learn and improve within that niche. Otherwise you will be jumping from strategy to strategy, My two cents.

For instance I don't do flips, or wholesaling, I focus in rehabs, rents and holds - via BRRRR and focus mainly in Multi-units.

Hello guys, I am starting to work with a couple of investors and wanted to ask if you had any wholesalers that you could recommend ? I would be picking up 1-2 deals every 6-9 months to start. Single Family, Duplexes - 4-plexes - as well as anything commercial 5 units up to about -16 units.

Hello @Ryan White,

I am based in El Paso, and currently hold units in the NE and Central area (Great for high CAP rates but you have to put some remodeling work). I firmly believe in the BRRRR strategy and have a target to achieve my Financial Independence through practicing it. Thanks for sharing your house hack experience, I did it whilst living in the UK, I believe we should all do it at least once, to gain a bit more experience of land lording and managing tenants.

As a bilingual real estate investor and agent in ELP I can say that it is uncommon that seller's want to keep a note after they sell. Are you trying to buy? I know a couple of lenders (residential and commercial) that can guide you to help you qualify in case you need them let me know.

I work with the best brokers in town and they have a ton of experience and relationships with lawyers that can deal with wraparound mortgages / land contracts, etc

I moved back 3 years ago - was living in the UK for a few years - and can't agree more with @Jim Jopling with the growth of the city. 

I currently hold units in the NE and Central area (Great for high CAP rates but you have to put some remodeling work)
I live in the West Side and the commute to my properties is about 20-25 minutes.

On my previous deals I have done the job of the realtor and investor myself, Getting the loans (residential and commercial) doing the Financials, Estimating Value via comparables, overseeing the rehabs, applying for Credit Lines.. etc

Hello David,

You make money when buying not selling, I know a few flippers in the area and they keep making deals. So yes its a good market but it all depends on how good your wholesalers / how good you are with getting the deals.

Sorry to not answer your question so directly but it simply depends on how cheap you can buy.
