Some details to add to the equation.
I'm 24, living in my parents' house, don't have wife and kids yet, will start university next year- a close to home so I'll keep living with my parents, no student loan needed (in our state it's not expensive as in the USA)- would you change your opinion with that information or still sticking to reserves?

Hey all,
Would love to hear your take on this one.

In my current situation, I have the money for a down payment and I can get financing and buy another property(this one will be number 3).

Now, if I buy another property, I will have almost nothing in reserves, meaning that in a time of a horrible situation or whatever, I will not have a cushion to rely on.  

So, the question is this, should I wait till I have some kind of reserve if so-How much do you think that will be? (I know it's kind of a general question but try and give examples of your own experience, it will help me modify it to my situation). 
Or, Should I buy the third property now?

What are the advantages of package deal? 
And would you recommend having umbrella insurance? or is subjective decision entirely based on current situation (financial, goals etc..)?

Hello all,

I'm in the middle of a contract for my second property, and I have some questions about insurance.

1. How do you select your insurance policy? Do you ask for number of quotes and compare?

2. When you have more than one property, do you use the same insurance company?

3. Do you use package deals? Or every property has its own insurance policy?

4. Umbrella insurance, a quick explanation would be nice, from what I understand it's just a bigger coverage for your property. Do you use it? If so why, and would you recommend using it and when?

Hey everybody!

I would like to know people who have bought properties in the USA and used refinance from the USA while being a foreigner investor.

I have one rental property and would like to use the equity in it to expand my portfolio.
I have heard of Lima Capital but i talked to one of their agents and he told me that they stopped their foreigners programs. 

Anybody who have done this or know someone who did this i would be very happy to talk to him and learn.

Dave, Can please elaborate on the second part of your answer? for the insurance part?
What does maximum PITI includes? and if you can a simple number example that would be great.
