Thanks, Daniel! I have the same feeling that my agent is not aggressive enough or she is not tech savvy and I had to  figure out things on my own. 

Question: while the listing from her is still on Zillow, can I list it again on Zillow using my account (I will list her contact information in my listing)?  I did try to edit her listing, but I realized that Zillow does not allow you to change the address. I tried to add unit 1 and unit 2 after the address of the house as the new address (since I want to list them as 2 separate apts), but Zillow does not allow me to change the address, it only allows the "legit" address.

Hi BPers,

I purchased a two-family in North Bergen about two months ago and got it renovated. I worked with a rental agent three weeks ago, who put the listings on Hudson and bergen county MLS, but seems to me that we are not getting much traffic as I expected. I am trying to figure out what causes the issue and how I can fix it.

First, I thought it was the price issue. I matched it to the lowest I can find on the market for similar properties. I am also willing to pay half month of broker fee. But still the traffic is not improving significantly. Then I looked at the major website such as zillow, I realized that since the two units have the same address, Zillow collapses the advertisement - I can see pictures of both units, however, I can't see description of any unit ( I know as a fact that my agent put in the description). Anybody ran into the same issue?

Besides the two MLS, Zillow, trullia, hotpads, and other websites that cover by the two MLS(Hudson and bergen MLS), what are other ways and channels that I can increase the exposure of my house?

I live in union city for more than 3 years. it's safe, but tax, rent control and less business (compared to other neighborhood) are the downside

hi, I am interested in house hacking strategy (living with tenant). my question is that when analyzing the deals, what numbers should I use for 1) rental income: should I include the market rental for the unit I will be living in or just the one that I rent out? 2) downpayment: should I use the usual 20% or 3.5% that I will get from FHA?
