Rough estimate would be 2k-4k for a metal exterior staircase. I'd get in touch with a local contractor and give him/her the specs of what you need (number of steps, type of rail, area of landing) to get an accurate quote.

Also I concerned about taxes, they went down since building is sit for 3 years, I wondering how much they will go up when I put tenant's in there.  Rents in the area are $1200+, but I am assuming I can rent it for 1000 each + 8000sqft office on the first floor and finished basement. Building itself is around 160K, needs rehab, like new carpet, paint, windows, some tile and kitchens. Outside building looks great, that picture that I put in is the back of the building.

I went at Saturday night to check on neighborhood, pub next door had loud music, train pass across the street of the building as well :)

What it cost to build a separate entrance on the second floor?

I found a commercial building with 2   3/2 flats using one entrance, city wants separate entrance, and I agree with them:)))

If your numbers are right and after all expenses( maintenance, taxes, management company...) it cashflows, than yes. You also should be able to get financings with something like 5% down payment, since it's less than 5 units, and considered as not commercial residential.

In most juristrictions, how you internally partition (non-structural) a property as long as there are no electrical / plumbing changes is fine. Even with electrical / plumbing changes, getting permits is a normal thing and is not related to zoning.

Changing municiple address is some thing you will have to check into but not sure why you would do so.  As a virtual office, there are certain basic services that is usually included in the base price. A common receptionist is one of them. I would expect the receptionist to accept all mail / package and distribute to correct tenant.

What your tenants tell your customers (e.g. unit / suite number) becomes unimportant. Rather the name of the company tells the receptionist where to drop it off / who to hold it for.

Alternatively, you could set up a secure common delivery mail box with slots for each unit so the mail delivery person only has to make one stop.

Good luck.

Thank you!  Many new business owners use virtual addresses to establish business profile, it look suspicious when many businesses use the same address

Hello everyone, I am new to it+ accent and grammar mistakes:)) sorry still learning.

I am thinking to buy large office and if possible divide it into little once to use for virtual office rent. Is it possible to get Unit number for them, so each office would have different address  like 123 Main ST Unit 1,  and 123 Main st Unit 2?

Building Class C Zoning Description B-1
Rentable Building Area 10,960 SF

Sorry if that is a dumb question :)

Hello BP community, I am looking to connect with real estate investors who want to see the opportunity to invest in semi trucks transportation business, or connect with hard money lender.

I have passion in real estate, but looking to increase cash flow from the business first, and invest in real estate  after market crash.
