I just did the first time handling the application process by myself. I was kind of nervous and excited. During the process, I have had some questions that I never thought about. If I received multiple applications and all of them have paid the non-refundable application fee for the credit report and background check. If I found out from their current landlords that they are not as good as they said themselves. If I am going to reject them based on this, do I still need to check the credit and background? Or I can keep the application fee without pulling the credit? Or refund the money back? I had done all the credit and background chech no matter other factors are good or bad. I am wondering if it is really needed? Thanks.
I had an open house of my rental last weekend. I got an applicant saying Experian couldn't find his record. But he has SSN, files taxes, and just sold his mother's house after her death. He wants to pay for the whole year rent if his credit report comes back blank. He has a job as a cooker in a bar, earns about $1500 a month. Is it allowed to accept one year rent by law? If it allows, would the credit matter? Background check is still required. Just wondering about the credit. Thanks.

I have bought a house in March. The roof and two skylights were replaced before closing. Now it is leaking around the skylights. Can I go after that roofer for repair? I don’t have the contract or the warranty documents from seller unfortunately. Thanks!

I am trying to declutter my files. There are many signed closing documents. I have scanned them into electronic versions. However, I wonder if I still need to keep the pages which have original signatures? Thanks.

I'm considering if I should buy home warranty plans for my rentals. I got a quote of $1000 for 44 months coverage with a deductible of $45 each claim. Is it worthwhile? Or just pay the repair cost when something breaks? Thanks.

Increase a couple of hundred dollars a month? The rent is 1100. $50 -100 might be ok? More than that would be hard I guess?
Yes, it is a good suggestion. I am starting to reconsider this application and thinking about asking more security deposit.
On the “for rent” ad, it was mentioned no co-sign is accepted. Would it break my policy if I ask for co-sign by his parents?
