My tenant is requesting a repair due to the flushing valve keeps running water. It is not a big deal, simple repair.

How.ever, I wonder how to handle the liability waiver just in case anyone would be infected since nobody knows each other's travel history and exposure conditions.

I would simply hire a handyman if there wasn't this pandemic. It doesn't matter about licensed or not. But now what kind of company should I hire?

My tenant's dog damaged the patio french door pretty bad. I have got several contractors coming for quotes. It seems not repairable. I am planning to replace it. Can I deduct the full price of the new door plus the installation cost? If I can only charge the depreciated cost, how to calculate it? I believe the door is the original door when the house was built in 1987. I bought the house in 2014. What about the installation cost? Can I charge the full amount without depreciation?

The house is in Florida.

Today the tenant said the lease didn't say I could ask for extra rent and even the application fees if extra people live in. She said she talked to a HUD agent about the fair housing act and she is going to do more research. Are adults' parent counted as family members? Is it not compliance if I reject to have their parents to move in? Can I just say no to their parents?

The tenants are new, so I don't know if they are good or bad. I can only assume they will be good based on my screening results. The lease will start on Aug 1st. Should O have the parents submit an application as well for the screening.

My tenants ask me if it is ok to have her parents move in for about two.months. The parents are in the process of purchasing a house, and there is a gap.

What do I need to do if I allow them stay for two months? Can I charge extra rent due to added persons? How much can I charge?

What would you invest if you had $500k to invest?

I know it is very easy. I have done it in my own house. However, I wonder if it is legal to hire a handyman to install in a rental property instead hiring a plumber?

I am in Florida.

I am doing some remodeling of the bathroom and kitchen.

In the bathroom, the toilet and the vanity were removed in order to redo the tiles. Now the tiles are done. I need to put the toilet back. I also bought a new vanity and faucet.

In the kitchen, the old faucet and sink were removed. Need to install the new faucet, reconnct the garbage disposal, dishwasher drainage, and the two water supply lines to the faucet.

Is it legal if I hire a licenced and insured handyman to put the toilet back, and connect the water supply lines and the drainage lines, reconnect disposal and dishwasher drainage?

I know a plumber can sure do all these, but plumbers are much more expensive.
