I've spoken to wholesalers that have said their assignment fees can vary from $1k to $100k. It's so variable depending on the deal, their experience, etc. Focus on doing what's best for you and don't worry about what folks on the internet are claiming. I agree with @Chris Seveney, anyone can say anything that doesn't mean its true

With lease violations, the more time you wait the more issues may arise. I would tackle the issue amicably now. Sounds like this tenant is relatively good so the chances may be higher than they are reasonable and will take the necessary steps you outline for them.

Best thing to do is get in touch with an investor-friendly agent in the area who can help you with all of that

Have you tried reaching out to the OpenPhone team? They may have some thoughts / pointers that could help. I used to use them at an old job and their support team was always very helpful

Patience is a big one! Real estate can move slowly but it's important to think about how to use that to your advantage. A deal may not be a slam dunk right away – have patience, put in the work and you'll see rewards.

Perhaps adding photos of you / your team would be nice to include in the about us section. I find that adds a personal touch that people like.

The best way to start is to go to local real estate meetups and network with other investors, property managers, contractors, etc. What strategies are you looking at for REI? LTR, STR, flips? Each of these will point you to different YouTube videos, podcasts, books or event meetups.

Echo the recommendations. Some more are "The Real Estate Game" by William Poorvu, "Emerging Real Estate Markets" by David Lindah, and "What Every Real Estate Investor Needs to Know About Cash Flow..." by Frank Gallinelli

    As long as its a pet and not an ESA you may be able to charge pet rent + have tenants pay for any damages. It may make you more money.

    Network with wholesalers and realtors in the area – they'll have most of the off-market inventory. Facebook groups are great for this.
