Looking to purchase off-market distressed properties

Good morning, y'all. I am new to bigger pockets and am reaching out to see if anyone here has any distressed properties they are looking to sell. I work with a client who is eager to buy distressed properties for cash in or around Houston, as he is looking to greatly expand his portfolio this summer. He is looking to both flip and rent, and his budget doesn't really have an upper limit. He is just eager to find things off-market, which is one of the main reasons he is having me reach out here.
