Hey everyone, I have a property in the springfield part of town and I'm considering on changing them to studio units to hopefully get better rents or even do airbnb. I noticed that the high end luxury apartment buildings are charging 1100-1500 for studios. Anyone have thoughts or any red flags on this plan? Plan on cosmetic updates to modernize the studio units. 


How much rent do you think I can get? Anyone have any expertise in airbnb in Jacksonville specifically?

I'm a new investor in the apartment complex space and would like to run my numbers by someone (preferably in the Jacksonville market). Prices are crazy at the moment so I just want to make sure I'm not overpaying by an absorbent amount. 

Wondering what people have seen for cap rates in particularly Jacksonville (in the nicer Class A/B areas).

The cost is $10k in total they just quoted me. Interested to hear other people's thoughts/experiences from the program as the cost is higher than I expected and that the cost couldn't be paid with profits made after 1st deal.

Hello everyone! Need advice on what my rights are. 

I bought a townhouse back in 2015 (part of a 8 property complex) and there was no HOA noted in our closing docs/due diligence. Recently, there have been talks of creating an HOA so things can be cleaned up in our complex. Just recently, I was told that we 'owe' July and August HOA fees. They're too high in my opinion where the HOA wants reserves that are double that of total amount they want to clean up initially. The president also sent me all these legal docs showing the creation of the HOA.

Just want to see our rights as the president does own 4 of the properties in the complex. Thank you!

The house right next to my rental has a rat problem where it doesn't seem to have an active landlord/property management taking care of the property. The rats are going over to my rental which my tenants are complaining. I've hired a rodent company to take care of things but still, neighboring rats are still coming over. The house next door is owned by an LLC and I already tried to locate the owner to the house the LLC is registered under but no luck. Anyone have any other ideas?

@Robert Collins which lender are you using for you refinancing? Does your lender do small loans?
