oh, that's exactly what I wanted to ask...none experience of wholesale though..

but surely there is difference between different type of your property.

generally I think about inspection, expenses(utility, tax, insurance, maintenance,etc) record, price history, appraisal, title research...for apt: rent roll, property management, tenants status, lease contract...

something else to add?

I am an real estate investor from overseas, I am quite interested in buying income properties in Chattanooga as well, as far as I concerned, property management would be by far the greatest factor regarding your investment's performance. But I wonder one thing that is:  with normal profit structure we use with pm, pm would focus on gross rental, as landlord would only care about their net income, in theory this wouldn't be a problem if you hire a impartial manager, and i don't think its feasible to use net income as reference of management fees, but i think about to use another formula to determine it, in order to keep my property management on the same page as me.

just my 2 cents...

I am an overseas buyer from China,  I am quite interested in Chattanooga as well because of friendly people I have contacted from there, even though its my first impressions..   I would like to know more locals from Chattanooga and set up network for real estate investment.

I am quite interested in purchasing multi-family apartment in Chattanooga area, however i do not know any professional property manager in that area, as I won't handle the apartment by myself... anyone would share experience regarding local property management? Thanks for reference.

As overseas investor, I am looking at flip in state of MA,  so I won't be able to operate the project hands-on as well. Actually I am worrying this kind of issue happened in the middle of a project for me.. 

 Personally I think you could ask your previous partner to help you, from my understanding these issues are impossible to avoid if you chose wrong person, I assume in the end people are the most important assets in real estate investment, if you have had a good partner, you've got to use him/her.

Hello. Everyone

I am new to this forum and I am a newbie in this real estate investment.

Firstly, I found this forum has been very helpful for someone like me. Also, I am aware of we have local investors in the markets, and competition means good deal will be found by guru rather than some newbies like me out of country. 

It looks like I have everything to lose in this adventure.

Therefore I have done some prophase research in targeted markets, I have contacted several people in some markets, inspector, realtor, property manager, RE attorney...But so far I haven't found a way to make professionals become trustworthy people for my success. That's why I come here to post.

I am open to nationwide market,  most of my established relationship around METRO Detroit area though. My initial funds around $100k. I think I will have to come along with someone who really know the market and really want to help me, maybe in a way of partnership. Success brings success, without right people, I have everything to lose.
