Post: House next door has been vacant for years, fence is falling apart

This house has been vacant for about 6 years. The wooden fence of this property is just rotting away and falling apart, I literally have it being held up with rope. I have called the number that is left on the property and was told they can't do anything about it and it's our problem.

What can I do about this?

We do have a large in-ground pool in our yard and many children around our area. My property has gates all around, the only way a child will have access to our yard is from the fence of this vacant house as it will continue to fall. That is my major concern, my other is just the curb appeal. It's hideous.

My tenants pay very good rent and also feel bad that they have to look at this.

The fence goes along the entire backyard, and my yard is about half acre.

What are my options?

Hello everyone!

I've been a long-time lurker on these forums and haven't been on here for a long time, it's great to be back!

So, I'm in Europe visiting family and the market is booming in my home land. I got approved by local bank here for 70% of the purchase price, so I would need to come up with the 30%.

I also put an offer on a property and got accepted. The property was €260,000 and offered €230,000.

My simple question is this, I don't want to use any of my own money, over here cash or loan, it doesn't matter. 

So, what would be the best way of going about on getting a loan for amount of €70,000

I come back to the states in a week, and was thinking of getting that portion from my local bank, which comes to about $78,000.

Should I try to go for a line of credit or something else? I don't have a mortgage in the states, and have a very good credit report/score.

Any advice would be great!

I will be going back to Malta for 4 weeks in the summer to look at some properties. My objective it to buy to let (rent).

I have citizenship and family there, plus I love the place. Does anyone have any experience in investing in this country? I'm looking for some advice/suggestions on which villages to look into.

What do YOU look for in a foreclosure? full basement? bedrooms (how many?) ect...

What will push you AWAY from the property? neighbors? school district? railroads?

I just want to compile a list of what investors look for and curious as to what buyers look for as well when they are purchasing.

1900 sf is the roof, and includes flashing and drips. This company uses Timberline shingles and GAF warranty? Location is NY.

I don not plan on trying to get any money right now as I'm still learning more about rehabbing, however I'm planning on how I will finance my first rehab. Currently I have $20,000 to put down. My question now is will I be able to get a loan from a private lender? I'm 23 years of age and have very good credit. What else should I expect to show them and what do they expect from me?

I don't have my funds.

I am currently still a college student with no loans to pay off (college loans) but to have a truck loan that has been paid of every month on time. I also have a very good credit score for my age (23).

My Plan: Rehab a house (This is what I want to do) I have a set plan on paper along with a very close contractor

My situation: I do not have a full-time job, my only work is during the summer; so my problem is if the bank does not see that I am making enough money their going to tell me how will I be able to pay off a loan.

So, what will be the best way (if their is any) to be able to get a loan or a sum of money to be able to buy a fixer-upper and to rehab the whole house. I do have 6K saved and can prob get another 6K from my parents to begin with.

Any advice and suggestions would be greatly appreciated.

Hello BP,

I have read the article about wholeselling here on BP. HOWEVER I'm still kinda lost. What I'm not understanding is what exactly is it you are buying. Are you purchasing the deed/contract or the house as well? And do you use a realtor to find these deals or do you find them on your own?. Completely sorry for such a noob question.

How do you go about on finding these types of people? Can you go to like a court and get names?. Also would you by any chance have a sample of what a probate letter would say?

I have seen the word probate quite a bit now and I'm kinda lost on exactly what it is. Is it a way of dealing or some sort of marketing stratagie? would really appreciate it if someone could sum it it for me.
