Thank you for your input. May I ask how would I find some local REI clubs around my area? Is their a site you could recommend or do I just have to find one. I tried google but I didn't get much. Maybe using the wrong keywords.

Hello everyone, I got approved for a loan for 80K which I guess is a first step to do before even looking. What should be my next step (excluding reading BP which I am already doing) I want to buy my first rehab in the next 2 or 3 months. What should I be doing now? Also I wanted to ask is it a good time to buy around October - November? I was told its much harder to sell during the winter months.

I got approved for a loan for $ 80,000, it's not a whole lot but it's a start and I have too start somewhere. I just need some advice/tips. Im not going to go look for a place right now or next month but maybe in 3 months I will begin my search. However I would like some opinions on what I should go for. I'm very much interstead in flipping and becoming a landlord. However with that money would my best bet be too rent and doing some minor upgrades? Obviously I have to look for houses that are maybe between 60-70K as my uncle is a contractor and said he would help me out and I'm very handy as well and I have some extra money on the side and my parents for backup funds. I just need some sort of opinions and would like to know my options.

Also is it a good idea to buy with tenants? What should I look out for?

Hello thank you for the reply. I know what I want to start doing and that is too fix and flip. However the problem is the money. I have been trying too look for a full time But it's quite difficult as I don't have "experience". So do I really have any options? If not how much money would I need to have in order for the bank to approve me? Enough for down payment? or a better income?

Hello everyone,

My name is Shane and I have had an intrest in real estate for quite sometime now. I'm 22 years old from new York. I can't seem to find the right book to help me get started so I found this website in hopes of help.

My goal: To buy a foreclosure fixer-upper and too fix most of the house my self and either sell or rent.

My situation: first of I have a credit score if 720 just checked 3 days ago. However I only work part-time seasonal and I heard the bank won't give me any loan cause of my income.

So my question: what can I do too get started? I don't have money too put down or anything but I want too get my life together and start a new and exciting career. My parents have brought two house and are renting both out and have too pay one of the houses so they really can't help me out.

Any information would be greatly appreciated
