I've definitely had frustrations with insurance cancellations like this.  They will usually give you time to remediate the problems, but even after you do they may not accept it.  I had one where I had to fix siding and a window.  After I sent pictures of the repairs, they still continued with cancelling because there was a tire leaning on the house in the new picture. 

 Like Greg said, you're probably better off going with a different company.

I'm at 100%.  I had one eviction Dec/Jan, but it wasn't related to covid.

I'm with Scott on this one.  The white and gray combo works great on most of mine.  My only other thought is maybe not to go too dark gray on the walls if it is a hallway.  It might give that dungeon-type feel depending on the lighting.

Hi Peter,

I don't think it will be a big deal with getting it rented as long as it will be repaired by the time they move in. If you think it will be too miserable and hot when you show it, you could just bring in a portable cooler as a temporary measure.

Wow.Thank you all for the warm welcome.I guess I’ve come to the right place for some guidance.

I’m definitely not under the delusion that I could be a lead investor in a larger complex.There is just so much to learn.I have come to the realization though that if apartments are what I want to work with then that is what I should spend my time and money working towards.I don’t want to use all of my allotted funds on something small or residential if there is good way to use it towards commercial.Then I could gain that experience and track record for when I am ready to be a lead in my own deal.I would love to find a mentor in my area for something like this.I will have to try and figure out which episode he was on; unless you recall?That sort of resource seems like it would be invaluable.Thank you for all the advice.

Thanks David. I’ve thought about doing that.From what I’ve learned it seems the commercial deals of 5+ units are quite different with regards to deal structure, business model, loans, etc.I feel like getting involved with those may serve me better from a learning and experience perspective.

Thanks Aaron!You’re right, everyone has been very helpful and inviting so far, that’s great.So do you think that getting a 2-4 unit building would be better versus trying to get involved with a larger deal as partner in order to learn the business model?Your outline of how you do some of your evaluations is helpful, thank you for that as well.

Thank you for all the suggestions.I have listened to a few of the podcasts but I will have to check out some of those other resources as well.I've been to the local big REIA meeting before but I plan on going again to see if I could find a multi-family subgroup to get involved with to network.I will keep the HUD site in mind, and take a look there too.

Yes, apartments.  I'd like to partner in order to get some experience  with larger complexes.  Probably the more units the better.  Besides I don't have enough to commit  on my own.  I have about 25-50k. So my question is about how to get that ball rolling.
