An attorney is often the best way to go and it helps to build for future a relationship.

Consider tax appeals.  Several NJ lawyers specialize in this area and are paid based upon the successful appeal.

Your enthusiasm is great. I wished I had begun investing while in college. Consider getting a real estate license in the state that you're looking to invest in. Some benefits include access to MLS listed property. Also, find a successful broker to work with and ask to shadow and learn from. You can learn a lot about the real estate business and it sounds like you're a go-getter and you might even make money selling a few properties.

Jersey City, Newark and Orange are all good investment areas.   East Orange is hot right now.

Welcome to BP.  Property taxes in North Jersey are similar to Long Island.  As a NJ and NY Broker I've sold to buyers in both sides of the Hudson river.  In a addition to good schools, consider towns that have e-z commutes to NYC(30min into Port Authority). Some North Jersey towns have 25 minutes bus commutes into mid-town Manhattan.  These towns are good places to invest.  Let me know if you have any questions and Happy Investing!
