I told them I’d do $1000 after inspection but they didn’t want to wait so I offered $100 if I had to do it right then. It’s under $90k.

Quick question for y’all! Can you wait until inspection is over to put money in escrow? I had a realtor tell me they put money in escrow within 3 days of accepted offer and was just wondering if that’s a legal thing or if it’s negotiable.

Appreciate the feedback buddy. I was just curious because I have a few realtors telling me that the rehab costs are a lot lower than I had calculated. I suspect they’re telling me this to try and sell the property.

Anyone in the Knoxville, TN area know the average renovation cost of a 3 bedroom home that is 1400 sq ft? This is a total gut job. I’ve been using a formula of

ARV*70% - Rehab Costs = Buy Price

Any advice?
