@May Emery Thanks for the advice! I started out doing mailers with Deal Machine but money is very tight. The money I was spending every month on mailers was getting to be too much. I’ve heard that the average response rate is only about 1%. Is that true? I had transitioned to on market properties because it’s basically free. I pay a company less than $200 a month to give me proof of funds letters. With mailers I was spending well over $300. I know in the grand scheme of things that’s not much but when you make very little money things get tight.

@Julio Garcia I’m making offers on my own without the buyers agent. It’s the listing agent that won’t submit my offers. I’m pretty sure they’re legally obligated to submit every offer to the seller. Just not sure how to get them to do it for me. I tell them they can represent me on the buyers side that way they get the full 6% commission.

Hey guys, I’ve ran into a problem when making offers to on market properties. A lot of real estate agents won’t even submit my offer because they say it’s too low. Aren’t they legally obligated to submit every offer!? Any suggestions?

ARV*70%-REHAB COST= Buy Price
