Hello all BP members again ,

1. The property is Free and Clear

2. The seller is a Senior Citizen and wants to retire .

3. The property has some Housing Violations and currently the City of NY is making the repairs on the property as needed .

4. Tenants  not paying rent....he is frustrated .

 5. Tax Assessments for 2014 for property $432k

First I  would like to buy and keep for long term  strategy with a refi on property to fix  .  Second ,  Seller Financing at 180k @ 6%  with $20k DP an Amortized for 20 years . Does this makes sense ?  If he balks with Seller Financing ,  I feel I should not go higher then $200K on price ?  Any  suggestions ?

Good day  BP members ,

I have a Seller that might be Interested in Seller Financing . I have don't have any knowledge how to approach the Seller about this . It is a 2 Family in the Bronx and the property needs extensive rehab on 1 unit and the 2nd needs cosmetic work. In the " AS -IS" condition property is worth $190-210k , ARV is about $400-425k. Property and needs $50k in repairs this is a conservative number I am using . I would like to know what would be the terms and conditions that I can present to the Seller on this property ? Any feedback is highly appreciated !

Seller did not want to come down any lower then 550k , so I have learned that if the numbers don't make sense then you just have to move on . Real Estate is about motivation and numbers and never with any emotions about the property . Today , I search for motivated sellers that need to sell yesterday and there are plenty of them out there . By the way welcome to BP and lets connect here and much success .
