Hello BP members ,

I  have  a Homeowner who needs cash for a Financial situation that they have . They need $70k personal loan amount and will repay back  with terms of payments . Property will be collateral for loan . Comps for property $140k average .  Current tenant paying $1000 monthy rent . Good neighborhood in Georgia . It sounds interesting but is this deal easy or complicated to do . Need suggestions if possible . I was thinking buying instead .

Hello  Members  ,  

I   recently  spoke  to  Owner who  owns  4  properties  in  North Carolina  ,  Woodland   .  Looking  to sell  each  ,  owner  retiring  .   I  am  looking  to  purchase  all  with Buy &  Hold  strategy  or   fix  and  flip  .  Need  help  in this  area  ,   live  in NYC  .   Owner  has  had  long term  tenants  in all  ,  2 (4  beds ) and    2  ( 3 beds ) Rental  Income $600  monthly each .  Taxes low .  any  advice  !!

I look at the neighborhoods and how fast Inventory is selling .  If it is all about convenience them everyone has their own opinion and Ideas .....its all good !   .  I am looking for 5-8 months holding period on rehabs deals in these areas that I mention .

Hello Dawn ,

If you are looking for good rehabs profits in good neighborhoods and school districts, look at Mt . Lebanon , Bethel Park , South Park , Pleasant Hills , Upper St. Clair which are about 

30 mintues or less away from downtown Pittsburgh . Hopefully , this helps a bit and if you like to connect here on BP  that will be great as well .
