Owner needs cash property will be the collateral .

Hello BP members ,

I  have  a Homeowner who needs cash for a Financial situation that they have . They need $70k personal loan amount and will repay back  with terms of payments . Property will be collateral for loan . Comps for property $140k average .  Current tenant paying $1000 monthy rent . Good neighborhood in Georgia . It sounds interesting but is this deal easy or complicated to do . Need suggestions if possible . I was thinking buying instead .
