Hi @Darren Sager I believe the home was built in the 60's, I was surprised the appraiser made it a requirement, it is being used as a single family currently, but the people buying it are going to be living in the basement and renting out the upstairs, so house hacking.  

Thanks @Thomas Oliver I will have them check out our state codes, and I agree $500 for another appraisal is way cheaper than putting in a firewall.  

Hi @Kyle H. yep it is a duplex with a unit in the basement and one at ground level, I was reading that some drywall is fire rated, but unfortunately it has the floating ceiling tiles not drywall.
