@Craig Jones check out @Daniel Cardona. I have been working with Daniel and his team for the past few years. They are very knowledgeable on investment homes, pretty much a one stop shop. They can handle anywhere from Acquired, Rehab, Managed and Disposition.  Good luck!

I am in the process of starting a real estate fund with a partner, we are planning to purchase distress homes and build a rental portfolio. The fund life life-cycle is around 2-3 years, and the exit strategy is to planning to sell the portfolio to a REIT or any aggregate real estate investor or even possibly small PE shop. I am having a really hard time raising capital. Any help would be appreciated.

 Hello and welcome!  You can get along with an owner financed deal. Just be open and honest about your situation.  Otherwise, you will have to save more.  I am 59 years old and I was born and raised in Dallas.  I have been in the construction business since I was 17.  I graduated from college and got my broker license in1980.  If you think I could be any help to you, please do not hesitate to contact me.  Good luck!

@Kyle Farrah you can create a module in excel. Figure out the relevant information you need and go from there. One of the benefits you'l have is to link that information to your financials. There are several ways of doing so, if you have a newer version of MS office, you can build dashboards and charts to track your history.

@Dustin Fisher depends how much interest you're paying and what other opportunities you have. Let's say you're paying 5% on your current loan and you believe you can make 7% on a new deal. Then, execute the deal. Vice versa.... Take some time create few models base on your scenarios and see what kind of output you're getting.

@Willie Morales, then you'll def need a pro forma.... make sure you figure out the caprate in the area and the economical growth in the area.
