Starting a Real Estate Fund (Need Help Raising Capital)

I am in the process of starting a real estate fund with a partner, we are planning to purchase distress homes and build a rental portfolio. The fund life life-cycle is around 2-3 years, and the exit strategy is to planning to sell the portfolio to a REIT or any aggregate real estate investor or even possibly small PE shop. I am having a really hard time raising capital. Any help would be appreciated.
