@Account ClosedI wish you luck and hope you keep us in formed on how your experience goes. I will still urge you to do the research on your for each county you invest in. Above in the thread is an example of the information provided by Tax Lien Buyers Club being factually incorrect and not understood by one of their associates. And I don't want you to be on the bad end of similar information.

@Carole FiedlerI am sure that people have been successful using Tax Lien Buyers Club before. But as you may have learned from the previous posts in this thread and the other posts that come up on BP when you search "Tax Liens", is that you need to be familiar with the state and even county laws of the area you are purchasing Tax Liens in. 

It is your money that is on the line and while it is great that companies "guarantee" buyers and quality it probably won't be worth your time or money to hold them to that unless you are investing large sums of money.

I'll re-iterate my and 90% of the other peoples position on using this company that you are better off doing your own research and buying directly from the county.

You left before the best part. I went to a similar Rich Dad seminar 2 years ago and the best part was at the end of day two they give you a script to use to call all is your credit card companies and get your limits raised. And it worked, my wife and tripled the limit on some of our cards. We didn't use the money for the advanced classes like they hoped, but my credit score sure liked the increases.

It can probably be done in a program like Google Earth. Depending on if the parcel line file is exportable or not will depend on how much work it would take to make. 

If the file isn't exportable you would essentially need to trace your parcel lines onto the satellite imagery and save it as a separate overlay.

What are you looking for that can't be done in the Maricopa site? Or do you just want the parcel ID's more legible on a less zoomed in image?

I decided to look up the statute on the link you provided since I was curious to see who was going to win this debate and unfortunately you aren't going to...

Section 197.472 paragraph 2:

"(2) When a tax certificate is redeemed and the interest earned on the tax certificate is less than 5 percent of the face amount of the certificate, a mandatory minimum interest of an absolute 5 percent shall be levied upon the face value of the tax certificate. The person redeeming the tax certificate shall pay the interest rate due on the certificate or the 5 percent mandatory minimum interest, whichever is greater. This subsection applies to all county-held tax certificates and all individual tax certificates except those with an interest rate bid of zero percent."

Absolute interest means it won't compound annually.

Judi,

I don't know anything about tax liens in Illinois, but I am researching on my own for Sarpy county in Nebraska. Have you looked at the county or state laws on tax liens? They should have all the information in them out might be a lot of information to read through but I would suggest going through it once and getting a list of questions together based on what was confusing to ask either an attorney in your area or a seasoned investor at the sale.

I'm going to register for the upcoming sale here in March but I'm not going to bid. I'm just going to learn and network with other people who are doing it maybe you could go and check it out and invest next time.

I'm not an expert on tax liens but I have been reading hundreds of forum posts about it here on BP. And all the people who have successfully invested for years say the most important part is to be familiar with your county laws and to actually read the laws regarding tax liens, and even take a local lawyer or expert to lunch. So i would read the laws not just educational material. 

I read a book on tax liens and it had a couple of pages on Nebraska, but the actual statute that covers tax liens is like 70 pages.

So I have only used one attorney in Omaha, Max Burbach at Kolley Jessen. Him and his staff were easy to work with and knowledgeable. I will go back when I need an attorney.

I have only used him once so I don't have much to compare him with.

Tax liens can a good investment if meets your goals. I am only learning them myself but there is tons of information here on BP. Below is a link to the tax lien investing forums, great information is added all the time. Also set a key word alert for tax liens. I get several hits a week from that alone.
