Thanks Adam. Couldn't find anything in that link that directly explained it, but it should be useful in its own way.

I tried working backward before I posted and couldn't sort it out. I'll try a little more, but if anyone knows off the top of their head, I'd appreciate hearing from you.

Fair enough, all. I wasn't suggesting that I would ask for a percentage cut right off the bat, but many of you have posted interesting and worthwhile perspectives. I will keep them in mind, and be thoughtful and delicate about asking for a commission cut, if in fact I ever do.

Do you all even bother doing direct mail to pre-foreclosures with no immediate equity? I'm new at this, but if I see in the trustee's sale ad that someone owes $300,000 on a house that's assessed at $200,000, they're probably not going to be able to sell it to me at a price I can work with. Do you mail to them anyway?

Don't be a smart-***, Brian. The idea behind him taking a pay-cut would be that if I bring him lots of business, it would be worth it. The extra business for him, and lower fees for me are incentives for both of us.

Maybe you should think these things through before you write a sarcastic remark.

What software are you referring to? I don't believe it was mentioned, but I'd be interested in at least looking into it.

Our county uses a tax map number in the format "Map, Insert, DblCircle, Block, Lot" according to our appraisal network. An example attached to a real property may be listed as "075D 2 18."

Can anyone explain this to me? What part of that example corresponds to what? I'm trying to find all the properties in a certain neighborhood, or at least on a street, and I can't seem to figure out what each bit is named.

1) Do you put your name, the company name, or no name at all right above the return address on the envelope?

2) Do you address each letter individually to the homeowners, put some other moniker such as "Resident" on the envelopes?

3) Is there a more cost-efficient way to mail out a lot of envelopes than to stamp each one? At $25 worth of stamps per street, it's fairly expensive.

4) Has direct mail worked for you?

When someone asks me what I bring to the table, I usually assume that there is someone other than just myself sitting there, so I tend to define what I bring to the table in terms of what I believe the other party is looking for in my business... what makes them want to do business with me over someone who is equally as capable. Just something to think about.

I'm very new at this, so I'm not sure I know what I'm best at quite yet, but I'm learning... always learning.

The other thread was just a question of how a homeowner filing bankruptcy affects the foreclosure process.
