What list are you guys calling?

The conversion rate on a tax delinquent, eviction, or code violations should yield a better a conversion rate than say an owner occupied list. I've heard some podcasts that an absentee owner list is 100 calls to get  1 yes vs a higher motivated list may be 10 phone calls to 1 yes. 

Also depends on the source of the numbers and property info

You can ask the title company you are working with to do a preliminary title check. This will give you, the seller, and the buyer a better picture of what may hold up closing and what needs to be paid off before the seller gets paid.
