@Greg Yantzer Can you post actual numbers so that we can compare your results? I have had good success rate with Property Radar data which is comparable to other services. Granted, there are wrong numbers as Sean has mentioned but this is the case with every provider.

Off the top of my head, when I call 100 people only about 8 pickup and 6 are the correct people with Property Radar data. ie 6% contact rate for me.

I am not quite sure on the exemption part but from what I was told, if you have an existing FHA loan, then you will have to refinance that into another loan product to be able to use the FHA. You can only have one at a time.

@Basit Siddiqi in CA, they say no state or federal deduction on contributions, however there an income tax when you withdraw for non-qualified expenses. Does that seem right? 

Ex. Someone uses After Tax money to contribute let's say $5,000 to a 529 (not deductible) then withdraws for any reason (Non-Qualified distribution) and they get double taxed (let alone the 10% penalty)?

@Neal Shue It was going well but it didn't align with my new schedule and so I changed directions and unloaded my inventory. I was averaging $375 gross per Yaris I bought. Net maybe $275

FYI the commute from Palmdale to LA starts at 4am. You can get great price to rent values in Palmdale/Lancaster. Properties don't appreciate that much albeit they have been in the past few years. I decided to buy a property back in 2017 at 209k and its probably worth 248k now.

Interview Agents in the area and ask them since its different for every market. Study zillow, realtor, and redfin and look at the Days on Market for condos vs SFH. Remember, you can always exit something quick if it is good in value and quality.
