How much are you guys usually paying all in for cash out refinance?

I’m paying the following fees which total 4K for the refi:

1) lender administrative fee - 1,500

2) origination fee - 995

3) appraisal, tax, flood, credit report - 617

4) title fees - 675

5) recording fee - 40

All in I’m about 4,200. I’m going through a mortgage broker which is able to lock me in at 3.875 on a cash out refi with a FICO score of 800+. Am I paying an abnormal amount to pull cash out?

@Bryan Devitt what benefit does the exterior sheen provide over what interior does? They both include mildew resistance

Hi all,

What do you recommend as the most durable type of paint for a high moisture room such as a steam shower and or sauna? 

I was looking and saw a couple of recommendations. Benjamin Moore has an Aura paint, and then Sherwin Williams sells a Pre Catalyzed Waterborne Epoxy paint. 

Your thoughts?

Hey, BP fam. Does anyone have recommendations for do-it-all repairmen that have the ability to lay tile and retile shower walls? I’m getting some absolutely insane bids right now that I’m having a hard time justifying because it just doesn’t seem right.

Other question and not to detract from the thread - what market are buying 3 plexes for $25k down

We get bonuses 1x/year aka annually. Going "exempt" on this bonus check will not impact how much tax i pay over the course of the year vs not going exempt? Are you saying its a preference rather if i want to pay my taxes now or pay my taxes later?

I thought bonuses were taxed at a higher %. In reviewing my W2 i don't see a part for bonus income. 

Hey all,

I have a regular W2 job that provides a substantial bonus check annually. Over the years I have heard of gossip that changing my withholding for this single paycheck is the best tax strategy. My employer combines my regular paycheck and bonus paycheck in the same item.

Common sense would tell me that at the end of the day it wont effect taxes paid over the course of the year, and rather this is a "would you rather it pay it now, or pay it later" situation. The latter being in the form of a bigger return at year end, rather than owing money. That being said I understand bonuses are taxed higher, so maybe going exempt is a viable tax strategy for this one pay period?
